We are a flexible and innovative property development business, directed by Ryan Fletcher, Mark Fitzsimmons and Mark Beaton.

We are a fast growing business of experts designing, developing and building new homes.

Together with our growing team and associates we create a complete development experience for our clients and partners.

We specialise in affordable housing solutions, but have the ability and flexibility to service strategic land or mixed-use development.


We have in-house expertise in high-level conceptual and practical design processes across many building types. Ryan has led several projects that have won some of the UK’s top architectural prizes.

We adopt a cooperative, balanced and joined-up approach to design, considering all the key aims and concerns of all stakeholders, such as build cost, programme, life cycle and environmental issues.

We are confident that our architectural offering sets us apart from other developers.

We structure projects that meet the needs of our partners. We aim to develop at a scale that will make a positive impact on the housing and property needs of our communities. Our strong ties with housing associations, local authorities and construction partners support this vision.

Ryan studied at Duncan of Jordanstone College of Art in Dundee. His high-level of skill and drive quickly resulted in him becoming a Senior Director at the award-winning jmarchitects.

Ryan is experienced with all stages of the designing and construction process of projects, and is recognised for his skill during the initial concept stages and client interface.

Ryan’s design approach marries strong architectural concepts with a commercial understanding. He has in-depth experience working with public sector clients, specifically creating regeneration masterplans, affordable housing and delivering unique solutions to project specific problems.

Mark Fitzsimmons - Construction Director
Mark Fitzsimmons – Construction Director

Mark has worked with a number of contractors and brings a wealth of experience to any project. His ability to ascertain best value and address buildability issues at an early stage means that Cullross can provide excellent advice on early value engineering, helping with cost management and time on site. Mark’s ability to manage the construction process and our dedicated groundworks team allows for a seamless on-site experience.

Mark also has significant experience in dealing with contaminants and works with the Engineers and Site Investigation teams to bring to the table options others may not have considered. This is something that our clients really do value.



Mark Beaton - Operations Director
Mark Beaton – Operations Director

Mark is highly regarded by clients reflecting his attitude, personal attributes, and the quality of his outputs. He has been involved in a number of large-scale projects over his career. He is currently involved with a number of projects which are in the planning stage and are due to commence on site shortly. He was historically involved in the delivery of The Event Complex Aberdeen (TECA) and a new Campus development of a major UK bank in Glasgow.

Sara Garry – Projects Coordinator

Sara’s role is focused on handover and delivery of our service to clients and tenants during the defects stages. This is in addition to generally keeping everything in the office running smoothly.

Sara’s previous experience in the care sector means that she has all the skills needed for coordinating handover processes to client’s high standards and promptly assisting tenants when there are defect issues. Sara has recently obtained her City and Guilds diploma in housing maintenance and is always finding opportunities to learn more about the construction process and in particular improvement of systems on site which can benefit the tenant.
